Why Metal in Southern Maryland
Metal roofs excel in our climate. They shed rain and snow fast, resist wind uplift extremely well (most rated to 140+ mph), and reflect summer heat — which can lower attic temperatures and cooling costs. A standing seam metal roof lasts 40 to 70 years, roughly two to three times longer than shingles.
Standing Seam vs Exposed Fastener
We install standing seam systems, where panels lock together with concealed clips. No exposed screws means no screw holes to leak as rubber washers age. Exposed fastener metal (often called barn metal) is cheaper but needs screw maintenance every 10 to 15 years.
The Honest Downsides
Metal costs more upfront — typically 2 to 3 times a shingle roof. It can be noisier in heavy rain (though proper underlayment and attic insulation reduce this significantly). And not every HOA allows metal, so check your covenants first.
Is It Worth It?
If you plan to stay in your home 20+ years, metal often costs less over its lifetime than replacing shingles twice. If you might move in 5 to 10 years, shingles usually make more financial sense.
